  • Keegan's steps once a deal's inventory is complete: (1) Email every operator the inventory lists, and email the county appraisal district to transfer the property taxes, confirming it covers every taxing authority (school district, city and others that rely on it). (2) When a division order comes in and Kelsey scans it, match it to the right deal. (3) In April or May the appraisal district sends a tax appraisal notice; if a property was not transferred, send another email. (4) Once the division order is signed and uploaded, email it back to the operator in the same email thread, and file it in the inventory. (5) Every month, compare the net revenue interest on each check with the one on file for that deal. (6) When the property tax statement comes, compare its interest with the one on file. Keegan: once those checks are in place, every loop is closed. Reid: nothing missing; the process is already written up in detail. Note: the county tax transfer is a step the transfer plan had put off for later.
  • Keegan: operator revenue gives a monthly check against our numbers. Counties only send paperwork twice a year (the April or May appraisal notice and the year-end tax bill), so one idea is for Claude to check county websites directly.
  • Keegan started on another idea once this is working: chasing drilling permits. Cut off; pick up later.
